Overheating Assessments
Part O of the Building Regulations aims limit unwanted solar gains in the summer and enable occupants to have an adequate means of removing heat from indoor environment. Part O applies to not only new dwellings and flats but also institutional buildings such as care homes and other residential buildings such as student halls of residence.
Full compliance can be shown using either the simplified method or by dynamic thermal modelling for more complex buildings. We offer guidance on the most suitable method at quotation stage and produce the relevant report to show compliance.

Simplified
The simplified method compares the area of glazing to the floor area of the building and the most glazed room with Approved Document O setting the maximum percentage of glazing.
Where you have a large volume of glazing to one elevation this method may not be suitable.

Dynamic
A dynamic or TM59 overheating assessment is required where you cannot satisfy the requirements of the simplified method.
This method involves 3D modelling the building, inputting the construction information to assess the hours of summer overheating against the requirements of TM59.
